Start with duty rating, not appearance

Duty rating is the operator specification matched to how many cycles the entrance genuinely performs.

It is the single most useful filter when judging the best automatic sliding doors for a building, and it is the one most often skipped, because footfall is the detail people leave out of an enquiry.

Under-rate it and you buy a cheap entrance that becomes an expensive one through repeated failures and lost trading time. Over-rate it and you pay for capacity you never use.

Presence sensing is not optional

Two sensor jobs exist on a powered entrance and they are not interchangeable.

Activation detects approach and asks the door to open. Presence detects somebody standing in the opening and refuses to let it close on them.

Obstacle detection is the second layer: a panel that meets resistance should stop and reopen rather than push through, and the force threshold is a controller setting that drifts and needs checking.

Parts availability decides your downtime

This is the criterion buyers underweight most, and it is the one facilities managers care about after the first failure.

A long warranty is worth very little if the part it covers takes six weeks to arrive while your entrance stands open.

Escape routes change the specification

If the opening forms part of a fire escape route it must be passable without power, through break-out panels or a fail-safe release.

That is decided at specification, not added afterwards, and it is worth confirming explicitly in writing rather than assuming.

How to compare two proposals

Compare duty rating first. If one proposal is rated for your traffic and the other is not, the rest of the comparison is academic.

Then the sensor package, then power-failure and fire-alarm behaviour, then where the spares come from, then what is excluded.

Electrical supply to the header, making good around the opening, and removal of the old entrance are the three exclusions that most often appear later as extra cost.

Warning signs worth a question

A proposal that never asks about footfall cannot have specified duty rating properly.

A specification with activation sensing only has nothing holding the door for a person standing still.

No mention of the threshold means the floor build-up has not been considered, and a flush threshold cannot be retrofitted once the screed is down.

A failed entrance at opening time is lost trade, so spares availability is the deciding factor rather than a specification sheet.

Healthcare. Bed and trolley clearance rather than pedestrian width, touch-free activation to reduce hand contact, and quiet operation on ward corridors. Servicing has to be scheduled around clinical use, including nights.

Offices and corporate reception. Quieter operation and access control integration. Decide early what the entrance does on power failure and on fire alarm, because those two answers determine whether it fails secure or fails open.

Industrial, cold storage and washdown areas. Sealing and robustness ahead of appearance, with condensation handled at specification rather than discovered in the first winter.

Residential and estates. Light traffic, so a lower duty operator is appropriate. Safety glazing and escape-route requirements still apply in full.

Purchase price is the smaller half of the number over a ten-year life.

Rollers and belts are the normal wearing parts, and how long they last depends far more on how clean the track is kept than on the badge on the header.

How many cycles a day is this operator rated for, and how did you arrive at that from my traffic?

Is presence detection covering the full opening width, or only the approach?

What happens to this entrance during load shedding, and what happens on fire alarm?

Where are the spares held, and what is a realistic lead time for a belt, a roller set and a controller?

Who commissions the safety settings, and will you demonstrate them at handover?

What is specifically excluded from this quotation?

None of those questions require technical knowledge to ask, and the quality of the answers tells you a great deal about what you are buying.

When the best option is not a new door at all

On an existing entrance whose header and track are straight and sound, fitting a new operator to the existing framing is frequently the better decision than replacing everything.
